How is this different from a free DSCR calculator?

A calculator only knows what you type in. For the report, we research the comparable rentals, taxes and insurance ourselves, run the numbers the way a DSCR lender does, and flag anything an underwriter is likely to question.

What is DSCR?

Debt service coverage ratio. It's the property's monthly rent divided by its full monthly payment: principal, interest, taxes, insurance and HOA. A DSCR of 1.25 means the rent covers the payment 1.25 times.

What DSCR do lenders look for?

It depends on the lender and the program. Many DSCR programs start around 1.00, and ratios of 1.25 and up usually qualify for better pricing. Some programs allow lower ratios with tighter terms.
